घनश्यामदास जी बिड़ला का अपने पुत्र बसंत कुमार जी बिड़ला के नाम 1934 में लिखित एक अत्यंत प्रेरक पत्र जो हर एक को जरूर पढ़ना चाहिए -

यह जो लिखता हूँ उसे बड़े होकर और बूढ़े होकर भी पढ़ना, अपने अनुभव की बात कहता हूँ। संसार में मनुष्य जन्म दुर्लभ है और मनुष्य जन्म पाकर जिसने शरीर का दुरुपयोग किया, वह पशु है। तुम्हारे पास धन है, तन्दुरुस्ती है, अच्छे साधन हैं, उनको सेवा के लिए उपयोग किया, तब तो साधन सफल है अन्यथा वे शैतान के औजार हैं। तुम इन बातों को ध्यान में रखना।

 धन का मौज-शौक में कभी उपयोग न करना, ऐसा नहीं की धन सदा रहेगा ही, इसलिए जितने दिन पास में है उसका उपयोग सेवा के लिए करो, अपने ऊपर कम से कम खर्च करो, बाकी जनकल्याण और दुखियों का दुख दूर करने में व्यय करो। धन शक्ति है, इस शक्ति के नशे में किसी के साथ अन्याय हो जाना संभव है, इसका ध्यान रखो की अपने धन के उपयोग से किसी पर अन्याय ना हो। अपनी संतान के लिए भी यही उपदेश छोड़कर जाओ। यदि बच्चे मौज-शौक, ऐश-आराम वाले होंगे तो पाप करेंगे और हमारे व्यापार को चौपट करेंगे। ऐसे नालायकों को धन कभी न देना, उनके हाथ में जाये उससे पहले ही जनकल्याण के किसी काम में लगा देना या गरीबों में बाँट देना। तुम उसे अपने मन के अंधेपन से संतान के मोह में स्वार्थ के लिए उपयोग नहीं कर सकते। हम भाइयों ने अपार मेहनत से व्यापार को बढ़ाया है तो यह समझकर कि वे लोग धन का सदुपयोग करेंगे l 

भगवान को कभी न भूलना, वह अच्छी बुद्धि देता है, इन्द्रियों पर काबू रखना, वरना यह तुम्हें डुबो देगी। नित्य नियम से व्यायाम-योग करना। स्वास्थ्य ही सबसे बड़ी सम्पदा है। स्वास्थ्य से कार्य में कुशलता आती है, कुशलता से कार्यसिद्धि और कार्यसिद्धि से समृद्धि आती है l सुख-समृद्धि के लिए स्वास्थ्य ही पहली शर्त है l मैंने देखा है की स्वास्थ्य सम्पदा से रहित होनेपर करोड़ों-अरबों के स्वामी भी कैसे दीन-हीन बनकर रह जाते हैं। स्वास्थ्य के अभाव में सुख-साधनों का कोई मूल्य नहीं। इस सम्पदा की रक्षा हर उपाय से करना। भोजन को दवा समझकर खाना। स्वाद के वश होकर खाते मत रहना। जीने के लिए खाना हैं, न कि खाने के लिए जीना हैं।

थोड़ा सा वक्त



मॉ , तेरा बचपन का कर्ज
तेरे बुढ़ापे में मेरा फर्ज....

थोड़ा सा वक्त निकालो वरना..\



ज़िंदगी के 20 वर्ष हवा की तरह उड़ जाते हैं.! फिर शुरू होती है नौकरी की खोज.!
ये नहीं वो, दूर नहीं पास.
ऐसा करते 2-3 नौकरीयां छोड़ते पकड़ते,
अंत में एक तय होती है, और ज़िंदगी में थोड़ी स्थिरता की शुरूआत होती है. !

और हाथ में आता है पहली तनख्वाह का चेक, वह बैंक में जमा होता है और शुरू होता है... अकाउंट में जमा होने वाले कुछ शून्यों का अंतहीन खेल..!

इस तरह 2-3 वर्ष निकल जाते हैँ.!
'वो' स्थिर होता है.
बैंक में कुछ और शून्य जमा हो जाते हैं.
इतने में अपनी उम्र के पच्चीस वर्ष हो जाते हैं.!

विवाह की चर्चा शुरू हो जाती है. एक खुद की या माता पिता की पसंद की लड़की से यथा समय विवाह होता है
और ज़िंदगी की राम कहानी शुरू हो जाती है.!

शादी के पहले 2-3 साल नर्म, गुलाबी, रसीले और सपनीले गुज़रते हैं.!
हाथों में हाथ डालकर बातें और रंग बिरंगे सपने.!
पर ये दिन जल्दी ही उड़ जाते हैं और इसी समय शायद बैंक में कुछ शून्य कम होते हैं.!
क्योंकि थोड़ी मौजमस्ती, घूमना फिरना, खरीदी होती है.!

और फिर धीरे से बच्चे के आने की आहट होती है और वर्ष भर में पालना झूलने लगता है.!

सारा ध्यान अब बच्चे पर केंद्रित हो जाता है.! उसका खाना पीना , उठना बैठना, शु-शु, पाॅटी, उसके खिलौने, कपड़े और उसका लाड़ दुलार.!
समय कैसे फटाफट निकल जाता है, पता ही नहीं चलता.!

इन सब में कब इसका हाथ उसके हाथ से निकल गया, बातें करना, घूमना फिरना कब बंद हो गया, दोनों को ही पता नहीं चला..?

इसी तरह उसकी सुबह होती गयी और बच्चा बड़ा होता गया...
वो बच्चे में व्यस्त होती गई और ये अपने काम में.!
घर की किस्त, गाड़ी की किस्त और बच्चे की ज़िम्मेदारी, उसकी शिक्षा और भविष्य की सुविधा और साथ ही बैंक में शून्य  बढ़ाने का टेंशन.!
उसने पूरी तरह से अपने आपको काम में झोंक दिया.!
बच्चे का स्कूल में एॅडमिशन हुआ और वह बड़ा होने लगा.!
उसका पूरा समय बच्चे के साथ बीतने लगा.!

इतने में वो पैंतीस का हो गया.!
खूद का घर, गाड़ी और बैंक में कई सारे शून्य.!
फिर भी कुछ कमी है..?
पर वो क्या है समझ में नहीं आता..!
इस तरह उसकी चिड़-चिड़ बढ़ती जाती है और ये भी उदासीन रहने लगता है।

दिन पर दिन बीतते गए, बच्चा बड़ा होता गया और उसका खुद का एक संसार तैयार हो गया.! उसकी दसवीं आई और चली गयी.!
तब तक दोनों ही चालीस के हो गए.!
बैंक में शून्य बढ़ता ही जा रहा है.!

एक नितांत एकांत क्षण में उसे वो गुज़रे दिन याद आते हैं और वो मौका देखकर उससे कहता है,
"अरे ज़रा यहां आओ,
पास बैठो.!"
चलो फिर एक बार हाथों में हाथ ले कर बातें करें, कहीं घूम के आएं...! उसने अजीब नज़रों से उसको देखा और कहती है,
"तुम्हें कभी भी कुछ भी सूझता है. मुझे ढेर सा काम पड़ा है और तुम्हें बातों की सूझ रही है..!" कमर में पल्लू खोंस कर वो निकल जाती है.!

और फिर आता है पैंतालीसवां साल,
आंखों पर चश्मा लग गया,
बाल अपना काला रंग छोड़ने लगे,
दिमाग में कुछ उलझनें शुरू हो जाती हैं,
बेटा अब काॅलेज में है,
बैंक में शून्य बढ़ रहे हैं, उसने अपना नाम कीर्तन मंडली में डाल दिया और...

बेटे का कालेज खत्म हो गया,
अपने पैरों पर खड़ा हो गया.!
अब उसके पर फूट गये और वो एक दिन परदेस उड़ गया...!!!

अब उसके बालों का काला रंग और कभी कभी दिमाग भी साथ छोड़ने लगा...!
उसे भी चश्मा लग गया.!
अब वो उसे उम्र दराज़ लगने लगी क्योंकि वो खुद भी बूढ़ा  हो रहा था..!

पचपन के बाद साठ की ओर बढ़ना शुरू हो गया.!
बैंक में अब कितने शून्य हो गए,
उसे कुछ खबर नहीं है. बाहर आने जाने के कार्यक्रम अपने आप बंद होने लगे..!

गोली-दवाइयों का दिन और समय निश्चित होने लगा.!
डाॅक्टरों की तारीखें भी तय होने लगीं.!
बच्चे बड़े होंगे....
ये सोचकर लिया गया घर भी अब बोझ लगने लगा.
बच्चे कब वापस आएंगे,
अब बस यही हाथ रह गया था.!

और फिर वो एक दिन आता है.!
वो सोफे पर लेटा ठंडी हवा का आनंद ले रहा था.!
वो शाम की दिया-बाती कर रही थी.!
वो देख रही थी कि वो सोफे पर लेटा है.!
इतने में फोन की घंटी बजी,
उसने लपक के फोन उठाया,
उस तरफ बेटा था.!
बेटा अपनी शादी की जानकारी देता है और बताता है कि अब वह परदेस में ही रहेगा..!
उसने बेटे से बैंक के शून्य के बारे में क्या करना यह पूछा..?
अब चूंकि विदेश के शून्य की तुलना में उसके शून्य बेटे के लिये शून्य हैं इसलिए उसने पिता को सलाह दी..!"
एक काम करिये, इन पैसों का ट्रस्ट बनाकर वृद्धाश्रम को दे दीजिए और खुद भी वहीं रहिये.!"
कुछ औपचारिक बातें करके बेटे ने फोन रख दिया..!

वो पुनः सोफे पर आ कर बैठ गया. उसकी भी दिया बाती खत्म होने आई थी.
उसने उसे आवाज़ दी,
"चलो आज फिर हाथों में हाथ ले के बातें करें.!"
वो तुरंत बोली,
"बस अभी आई.!"
उसे विश्वास नहीं हुआ,
चेहरा खुशी से चमक उठा,
आंखें भर आईं,
उसकी आंखों से गिरने लगे और गाल भीग गए,
अचानक आंखों की चमक फीकी हो गई और वो निस्तेज हो गया..!!

उसने शेष पूजा की और उसके पास आ कर बैठ गई, कहा,
"बोलो क्या बोल रहे थे.?"
पर उसने कुछ नहीं कहा.!
उसने उसके शरीर को छू कर देखा, शरीर बिल्कुल ठंडा पड़ गया था और वो एकटक उसे देख रहा था..!

क्षण भर को वो शून्य हो गई,
"क्या करूं" उसे समझ में नहीं आया..!
लेकिन एक-दो मिनट में ही वो चैतन्य हो गई,  धीरे से उठी और पूजाघर में गई.!
एक अगरबत्ती जलाई और ईश्वर को प्रणाम किया और फिर से सोफे पे आकर बैठ गई..!

उसका ठंडा हाथ हाथों में लिया और बोली,
"चलो कहां घूमने जाना है और क्या बातें करनी हैं तम्हे.!"
बोलो...!! ऐसा कहते हुए उसकी आँखें भर आईं..!
वो एकटक उसे देखती रही,
आंखों से अश्रुधारा बह निकली.!
उसका सिर उसके कंधों पर गिर गया.!
ठंडी हवा का धीमा झोंका अभी भी चल रहा था....!!

यही जिंदगी है...??
नहीं....!!!

संसाधनों का अधिक संचय न करें,
ज्यादा चिंता न करें,
सब अपना अपना नसीब ले कर आते हैं.!
अपने लिए भी जियो, वक्त निकालो..!

सुव्यवस्थित जीवन की कामना...!!
जीवन आपका है, जीना आपने ही है...!!

Following is a letter to his son from a renowned Hong Kong TV broadcaster and Child Psychologist.
The words are actually applicable to all of us, young or old, children or parents.! 
This applies to daughters too. All parents can use this in their teachings to their children.

Dear son ,
I am writing this to you because of 3 reasons

1. Life, fortune and mishaps are unpredictable, nobody knows how long he lives. Some words are better said early.

2. I am your father, and if I don't tell you these, no one else will.

 3. What is written is my own personal bitter experiences that perhaps could save you a lot of unnecessary heartaches. Remember the following as you go through life

 1. Do not bear grudge towards those who are not good to you. No one has the responsibility of treating you well, except your mother and I. 
To those who are good to you, you have to treasure it and be thankful, and ALSO you have to be cautious, because, everyone has a motive for every move. When a person is good to you, it does not mean he really likes you. You have to be careful, don't hastily regard him as a real friend.

2. No one is indispensable, nothing is in the world that you must possess. 
Once you understand this idea, it would be easier for you to go through life when people around you don't want you anymore, or when you lose what/who you love the most.

 3. Life is short. 
When you waste your life today, tomorrow you would find that life is leaving you. The earlier you treasure your life, the better you enjoy life.

4. Love is but a transient feeling, and this feeling would fade with time and with one's mood. If your so called loved one leaves you, be patient, time will wash away your aches and sadness. 
Don't over exaggerate the beauty and sweetness of love, and don't over exaggerate the sadness of falling out of love.

 5.A lot of successful people did not receive a good education, that does not mean that you can be successful by not studying hard! Whatever knowledge you gain is your weapon in life. 
One can go from rags to riches, but one has to start from some rags!

 6.I do not expect you to financially support me when I am old, neither  would I financially support your whole life. My responsibility as a supporter ends when you are grown up. After that, you decide whether  you want to travel in a public transport or in your limousine, whether rich or poor.

7. You honour your words, but don't expect others to be so. You can be good to people, but don't expect people to be good to you. If you don't understand this, you would end up with unnecessary troubles.

 8. I have bought lotteries for umpteen years, but I could never strike any prize. That shows if you want to be rich, you have to work hard! There is no free lunch!

9. No matter how much time I have with you, let's treasure the time we have together. We do not know if we would meet again in our next life.

What is Diwali Bonus?



Initially there was a concept of salary to be paid on a weekly basis to the workers in India, particularly the textile and flour mill workers in Bombay.  So you received 52 salaries in a year. 
But when British started ruling India they came up with concept of Monthly salary which meant you were getting paid for 48 weeks only.
So if we have 4 weeks in a month, 13 salaries should have been distributed but as per a monthly structure they were giving only 12 salaries in a year.
When people realized that this was a loss to them in terms of one salary many protest rallies were organised in Maharashtra during 1930-1940.

The British then came up with a solution to this problem. After discussion with labour  leaders about how to distribute this 13th salary and they decided Diwali being the biggest festival of India, they would distribute this 13th salary durring Diwali. Today this is called the Diwali Bonus.
This was implemented from 30th June 1940. 
This is the history behind the Diwali Bonus.

Motivating your team
You have your team in place and you have the tasks assigned with the members.
The next part is the actual execution.
Motivation plays a key factor in team management.
You need to bear in mind that different people have different needs when it comes to motivation.
Some individuals are highly self-motivated, while others will under-perform without managerial input.
This again brings in the part where you need to know your team and be able to judge where your inputs are needed the most.
Know your team for proper delegation
The first and foremost task of a manager is to delegate tasks in a team.
Fact: No matter how many skills you have, you cannot simply do everything by yourself.
Having a team makes tasks easier and accomplishes them much more efficiently.
Task delegation does not mean that you state the task and wait for someone to choose it.
You need to know all there is to know about your team, then, think about the skills, experience and competencies within your team, and start matching people to tasks.
Building the team
Before you get to manage a team, it is very essential to prepare your team, because, let’s face it, you cannot be building a team without intent.

It is a given fact that your team members will be individuals with very different mindsets and points of view, but it is still important for you to ensure that each member of your team is a good fit and can work well with others.

Property prices will be hit by tax on unsold inventory held by developers
According to tax authorities, real-estate companies should have to pay tax based on Annual Letting Value (ALV) on unsold flats as they are the owners of the flats and it does not matter whether the properties are rented out or not.

In a bid to arrest hoarding of residential flats by developers and increase supply across the country, the income-tax department has decided to tax realtors on estimated annual rentals.

The tax could be anywhere between 15% and 20%. The move is as per the central action plan for 2015-16, under which the I-T department can levy tax on any unsold flat by treating it as 'income from house property' under Section 43-CA of the I-T Act, 1961.

According to tax authorities, real-estate companies should have to pay tax based on Annual Letting Value (ALV) on unsold flats as they are the owners of the flats and it does not matter whether the properties are rented out or not.


This means inventory of builders will be taxed on the basis of notional ALV -- a value on which tax has to be paid on the annual value of house property or the rent actually earned, whichever is higher.

A senior I-T officials said, "The builders' lobby has been creating artificial scarcity through hoarding of flats, only to sell them at higher prices later".

It has been noticed that this practice has been in vogue for over a decade and such flats or stocks are shown 'unsold' in the books of accounts while the main aim was to rig the prices upwards, said a tax official on condition of anonymity.

Taxing unsold stocks will help in two ways, according to a senior I-T official. One, this brings significant revenue, and second, it will force real-estate players to either sell their unsold flats at market-determined price. "Paying tax will further affect their bottomlines," the official, who did not wish to be named, told dna.

According to a recent report on the real-estate market in India by an international property consultant, unsold flats in six major cities hit the highest at 6.88 lakh units in the January-March quarter. 

According to the report, it will take 72 months for builders to clear the inventory in Delhi-NCR and 46 months in Mumbai.

So far, unsold projects of builders were exempted from income-tax under the 'stock-in-trade' category. The I-T department believes builders would release more flats into the market, if they have to pay tax on them.

"Real-estate companies show their finished apartments as stock-in-trade and income from these are shown as business income, as in most other businesses. In a rising market, several developers hold apartments to benefit from the price appreciation that will accrue a few years after the project is complete," said a real-estate consultant.

A few years ago, when there was an attempt to tax such unsold stock, builders had moved court. However, the court gave a judgment in favour of the department in 2012.

The court had validated the I-T department's argument that builders will have to pay tax based on the ALV method, irrespective of the fact that these flats were not rented out. The department has now decided to levy this tax uniformly across the country after the proposal was cleared by the finance ministry

Banking

I have heard recently that Mr. Rajan has reduced Repo Rate by 50 basis points and everyone is saying that this is good for the market. Loan EMI may also come down. What is this rate cut means actually? I want to understand this. 

To understand this you first need to know, how does a bank function. 


Because all these are inter-related. Tell me – what does a bank do? 

Bank takes money from depositors and gives loan to earn interest. That way they keep everyone happy and make a profit also. 

Correct, but there are more to it. Let me explain this in a very simplistic way. Bank needs money. Bank can get money from depositors like you and me and also from RBI. But bank also needs to pay certain interest to us and also to RBI. 

Let us try to understand first – what happens when we deposit, say, Rs. 100 with a bank. 

Bank gives that Rs. 100 to someone who needs a loan. 

No, it is not that simple. Remember, though bank can earn interest by giving away loans, but it is also very risky. There are many cases of loan defaults. This way banks can put all our money into high risk areas. It has to be protected. 

RBI has made it mandatory that upon receiving, say, Rs. 100 – banks first have to deposit Rs. 4 with RBI. RBI keeps this Rs. 4 in its current a/c and hence banks do not receive any interest on this money. This is known as Cash Reserve Ratio or CRR, which is currently at 4%. 

RBI has also made it mandatory that upon receiving, say, Rs. 100 – banks need to compulsorily buy central and state govt. securities of Rs. 21.50. Of course banks will earn some interest income here. This is known as Statutory Liquidity Ratio (SLR), which is currently at 21.50%. 

Ok, so you mean to say that upon receiving Rs. 100, banks can spend only Rs. 74.50 at its own will. 

Correct. 100 – (4 + 21.50) = 100 – 25.50 = 74.50 

But you were saying that banks can also borrow from RBI. What interest banks pay to RBI? 

Before 30th September, banks were paying 8.25% interest to RBI when it borrows money from RBI. Now this rate has been reduced by 50 basis points. So banks now need to pay interest to RBI, if it borrows from RBI, at the rate of 7.75%. This is known as Repo Rate. 

Can fixed deposit rate be affected by reduction of Repo Rate? 

Of course. If banks get money from RBI @7.75%, why will banks pay higher interest to you and me? One year FD rate is already revised by many banks and it is equal to or very close to 7.75%. 

But as now banks are getting money at a cheaper rate, then they should reduce the loan interest rate i.e. passing on the benefits it receives. 

Correct. They should. And on that hope market is cheering. If companies get loan at a cheaper rate, they will likely to expand their businesses. That will create more jobs, more income and boost the economy. 

How is inflation linked to this? 

See, when loan becomes cheaper, people tends to borrow more. That means people will have more money to spend. This will increase the demand for goods, and if supply does not increase to match this demand, then prices will increase. 

So there is a chance, that inflation may rise also? 

Well, yes. But inflation depends on many other factors as well, like production (industrial and agricultural), manufacturing, export – import, foreign currency movement etc. So inflation may increase or may not. 

One last question. Like we deposit our money with banks, can banks also deposit their money with someone? 

Yes, they can deposit with RBI and earn interest too. This interest is typically 1% less than the repo rate. This rate is known as Reverse Repo Rate. 

Great! So now I understand CRR, SLR, Repo Rate, Reverse Repo Rate and their impact on deposit rate, loan interest rate and on inflation.
